A Process Designed to Protect You From the Mistakes That Cost the
Most -- Before, During, and Long After Construction.
Most builders are competent enough to get a build finished. The problem isn't what gets done. It's what gets quietly compromised along the way.
A wall framed a few millimetres out of true -- close enough to pass, but never quite right. Floors nailed instead of glued and screwed because it's faster. Bolts swapped for concrete nails because nobody will ever see the difference. A supervisor stretched across twenty-five jobs who doesn't catch the issue at the slab stage -- so the frame goes on, the brickwork starts, and the problem gets buried.
On handover day, none of it shows. Fresh paint is very good at that.
But give it time. A door that was hung in a frame that wasn't quite plumb starts to feel heavy. The floors develop a faint squeak. A crack runs up the corner of a wall -- the kind that makes you wonder what's behind it, and whether the builder is still around to ask.
This is what a compromised build looks like. Not a disaster on handover day. A slow accumulation of things that weren't done quite right -- revealing themselves long after anyone is accountable.
The standard is built in, not inspected in. At Alberse Homes, every step -- from the first conversation to the final walk-through -- is designed to make sure none of that happens to your home. And it's backed, unconditionally, by a lifetime structural warranty.
Here's exactly how it works.
Step 1: Consultation
Getting to Know You, Your Project, and What's Actually Possible
The first conversation with Alberse Homes isn't a sales meeting. There's no script, no pitch, and no pressure to commit to anything.
It's simply a chance to sit down with David and talk through what you're planning -- what you're hoping to achieve, what you're worried about, what it's likely to cost, and whether Alberse Homes is the right builder to make it happen. Whether you're still in the early thinking stage or you already have plans on the kitchen table, he's here to help.
Initial Inquiry
Get in touch via the website or phone. We'll ask for a few basics -- your location, your site, your plans if you have them, and a sense of your budget -- so when David speaks with you, he's already across the essentials.
Discovery Call
A genuine conversation with David about your project. He'll listen carefully, ask the questions that help him understand what you're trying to achieve, and give you his honest read on what you're describing. If there are things worth knowing before you go further -- opportunities, constraints, or considerations you may not have come across yet -- he'll raise them. And if he genuinely thinks you'd be better served by a different builder for your particular project, he'll tell you that too.
Face-to-Face Meeting
If it makes sense to go further, David will meet with you in person -- typically at your property. This is where the real detail comes in: your site, your goals, your budget, and an open conversation about what's realistic and what's possible.
Designer Introduction
If you don't yet have a designer, this is one of the most valuable things David can offer at this early stage. Not every designer is right for every project -- in style, in process, or in how they approach buildability. David will connect you with the designer whose approach suits your specific project -- someone whose plans are designed to be built, not just admired. Which means no falling in love with drawings that turn out to cost twice your budget, and no expensive redesigns when construction pricing brings you back to earth.
Early Works Agreement
If you're both ready to move forward, a simple Early Works Agreement formalises the relationship. It sets out what David will do for you in the early stages, what it costs, and what you can expect. No large commitments -- just a clear starting point so everyone knows where they stand before the bigger decisions begin.
After Step 1, You'll Have This:
A clear, honest picture of your project -- what's involved, what it's likely to cost, and what the path forward looks like. No pressure, no obligation, and no surprises waiting around the corner. Most clients tell us they leave that first meeting feeling something they didn't expect: relief. Because for the first time, someone has actually listened -- and given them a straight answer.
Step 2: Planning and Design
Where Your Vision and Your Budget Start Telling the Same Story
If you're coming to us with plans already in hand, we'll pick up from here -- reviewing your design against your budget and site conditions before anything gets locked in. If you're starting from scratch, this is where your vision begins to take shape on paper. Either way, the goal is the same: your design and your budget aligned before construction begins.
Design Concept Meeting
You'll sit down with David and your chosen designer together. Your site, your brief, and your budget are all on the table at once. This early alignment is what prevents the heartbreak of falling in love with plans that cost more than you want to spend.
Preliminary Estimate
Before any significant design investment is made, David runs a feasibility check. Does the concept align with your budget? Are there elements that will cost significantly more to build than they appear on paper? This is the conversation that protects you -- and it happens before you're committed to anything.
"If the feasibility sits within the budget, we move ahead. If it doesn't, we work out what needs to change before anyone's wasted money finding out the hard way."
Engineering
Once the design direction is confirmed, structural requirements are established -- so there are no surprises when construction begins.
High-Level Proposal
David provides a comprehensive proposal based on the confirmed design. This is your opportunity to review the numbers clearly and ask every question you have before anything is signed.
After Step 2, You'll Have This:
Plans you love that are grounded in what your budget can actually deliver. Numbers you can read and trust. Most importantly, the confidence that what you're seeing on paper is what you'll get on site -- not an optimistic version of it that quietly unravels once the real costs come in.
Step 3: Contract and Approvals
Everything Locked In Before a Single Tool Is Lifted
Most builders rush this stage. David takes the opposite view: the more thoroughly this is handled, the smoother everything that follows will be. And because Alberse Homes supervisors manage just two projects at a time, there's time to get every detail right.
Fixed-Price Contract
Once you agree on the proposal, everything goes into a fixed-price contract. Your price is locked -- not subject to material cost increases, not dependent on how the market moves. The number you agree to is the number you pay.
"Honesty, integrity, transparency -- that's how I do it differently. I'm upfront about everything. I try not to allow too many provisional sums, to protect the customer. A lot of builders will put the whole frame down as a provisional sum just in case the price goes up -- and that's not running a business on honesty."
The one honest caveat: underground conditions can't always be predicted. If unforeseen site conditions arise below ground, David tells you immediately -- not after the fact. His advice is always to hold a five to ten percent contingency for exactly this reason. Above the slab, the price holds.
Appoint Building Surveyor
Your building surveyor is appointed to review all documentation and issue your building permit. David manages this relationship and keeps you informed throughout.
Approvals
Bushfire and flood assessments, town planning approvals, and any other required sign-offs are handled and coordinated. You're not navigating the approval process alone.
Selections and Finishes -- Locked In Before Construction Begins
Every selection confirmed before a tool is lifted -- every finish, fitting, and colour. So you never feel rushed or pressured mid-build, and the trades are never waiting on a decision that holds up the whole job.
"No guesswork later. You don't get those calls -- 'we're just installing the shower, what taps did you want?' You just go back to the selections document and it's all there."
Building Permit Issued
Once everything is in order, the building permit is issued and construction can begin.
After Step 3, You'll Have This:
A fixed price in writing. Every approval in place. Every selection confirmed. The build hasn't started yet -- and already, there's nothing left to chance. That's a feeling too many homeowners never experience.
Step 4: Construction
Where the Standard You've Read About Becomes the Home You'll Live In
This is where everything comes together (or, on other builds, where things quietly start to go wrong).
At Alberse Homes, the commercial-grade discipline David brought back from his experience working on the Crown Casino and the Melbourne Convention Centre shows up here, at every stage, whether anyone is watching or not.
Client Portal Created
From the moment construction begins, you have access to your personal client portal -- a live communication hub with photos, notes, and progress updates added regularly throughout the build.
"If clients don't hear anything, a lot of the time it's, 'Oh, I haven't heard anything -- I wonder what's going on.' Whereas if they just go to the portal, they can see photos uploaded, a note added. They might be 60 kilometres away -- but they still feel like they're there."
No chasing. No silence. No wondering.
Slab Construction
The slab is lasered dead level. Not within the tolerance the Australian standard allows -- dead level. Because everything that follows is only as true as what it sits on.
Framework
Walls framed to zero deviation. Not the 6mm the guide to standards and tolerances permits -- zero. Bolts used where walls meet the slab, not concrete nails. Triple the cost. No movement, no cracking, no surprises a decade from now.
"We just make sure it's straight. There is zero tolerance on that. Everyone's walls could be deemed straight because they're built within the tolerance -- but we just make sure it's straight."
External Cladding and Roofwork
Your home takes shape above ground. Cladding, roofwork, and weatherproofing carried out with the same precision applied to every other stage.
Internal Linings
Your spaces begin to feel like rooms. Internal linings installed straight, true, and ready for the trades that follow -- so there's nothing for the plasterer to hide and nothing for the painter to fix.
Fixout
Cabinetry, tiling, tapware, electrical fitout -- all the finishes that make a house feel like a home, installed by trades hand-selected for their standards. Many have worked with David for over a decade. When a detail isn't right, it's fixed. Not noted down for later.
For second-storey extensions specifically, every downstairs plaster surface and floor covering is also replaced as a matter of course -- because experience has proven that no matter how well a site is protected during construction, water finds a way in. The result, as David tells every second-storey client: "Your house is going to look like a brand new house."
Throughout construction, your supervisor is managing two projects -- not twenty-five. Which means when something needs attention, it gets attention immediately, not when someone eventually gets around to it.
After Step 4, You'll Have This:
A home that's been built properly from the ground up -- not patched, not concealed, not hoping the paint covers it. Clients often tell us that walking through the frame stage is the first moment it really hits them. Not just what the home will look like. But that it's being built by someone who actually cares.
Step 5: HANDOVER
The Keys, the Manual, and a Home That's Built to Last Decades
Most builders treat handover as a formality. David treats it as a final quality gate -- because handing over a home that isn't completely right isn't handing over at all.
Quality Assurance Check
Before you see your finished home, David and his team inspect every room against a comprehensive checklist. Every finish. Every fitting. Every detail checked against what was specified and what was promised.
"It makes us do what we say we're going to do. You look like an absolute idiot if you go to handover and there are touch-ups that need doing because you haven't done your quality check. The QA check makes sure it's actually ready."
Final Touch-Ups
If anything needs attention, it's fixed before you set foot in the home. Not noted down for later. Fixed.
Client Walk-Through
You walk through your finished home with David, room by room. If you find anything, it's addressed. The walk-through isn't complete until you're satisfied.
Home Operations Manual
You receive a complete manual covering every system in your home -- how it works, how to maintain it, who to call.
"That's so you don't have to call someone on a Friday night when it's freezing cold to find out how to turn the heater on."
Your Warranties
- 6-month maintenance programme covering the defects liability period
- 2-year non-structural warranty
- Lifetime structural warranty
On that last point -- David is one of the very few builders in Australia offering a lifetime structural warranty. It's not a marketing claim. It's a reflection of what he knows about the materials he uses and the standard behind every build.
"I stand by the materials we use and the way we build. I know there are no issues. Other builders will use whatever materials they can get cheapest -- and they offer 10 years because that's as far as their confidence goes."
After Step 5, You'll Have This:
Not just a finished home -- a home you understand, a home that's been inspected and signed off properly, and a home backed by warranty protection no other builder on the Peninsula will put in writing. The keys feel different when you know exactly what went into the build. That's what handover should feel like.
Ready to Build Something That Still Looks and Feels Exactly Right in Twenty Years?
The next step is a conversation -- no pressure, no obligation, no sales pitch.
Just David, your project, and an honest discussion about what's possible, what it's likely to cost,
and whether Alberse Homes is the right fit for what you're planning.
